Getting started
What is Broker Sense?
Broker Sense gives your AI assistant expert knowledge of the Australian lending market: lenders, products and rates, credit policy, and government home buyer schemes. Ask your assistant as you normally would; it checks Broker Sense and answers with sources and dates.
What is the Sensorium?
The Sensorium is Sense's knowledge base: verified knowledge of lenders, products, policies and schemes, sourced from lenders themselves and sharpened daily by what brokers decide. Every Broker Sense answer is grounded in it, with sources and dates. It holds knowledge about the market, never about your clients.
Who can use it?
Licensed Australian finance brokers: credit representatives and credit licence holders. Support staff can use it as part of a team. It isn't available to consumers.
How do I connect it to my AI assistant?
In Claude, install the free Broker Sense plugin: a team of skills (file notes, lender research, deal plans and more) with Broker Sense built in. For ChatGPT, Microsoft 365 Copilot, Grok and others, go to Connect, choose your assistant and follow the steps. You'll sign in to LoadingSense and confirm your registration once; after that it just works.
How do I verify that I'm a licensed broker?
Enter your credit representative number (or your credit licence number) and your name exactly as it appears on ASIC's register. Your credit representative number is on the certificate your licensee gave you, or you can search ASIC's Professional Registers. If verification fails, check the number and the spelling of your name, or email us.
Plans
What does it cost?
Nothing until 1 Feb 2027, while Broker Sense is in beta. Verified brokers have full access with no daily limit, and support staff join free. After the beta it's A$53.90 a month incl. GST (or A$383.90 a year) per broker, and if you don't subscribe you keep a free plan of 2 questions a day.
Subscribe before 1 Feb 2027 to become a founding member: nothing is charged until then, and you pay half price (A$26.95 a month or A$191.95 a year incl. GST) for as long as you stay subscribed. Brokers you cover on your subscription before then are half price too; brokers you cover after it are the standard price. Cancelling ends the founding price.
Can my team use it?
Yes. Create a team in your account and invite colleagues. Each broker verifies with their own credit representative number; support staff such as loan processors join without one, up to two for each verified broker. Please don't share a single login.
Connecting: troubleshooting
It says I'm not verified
Verify your credit representative number once in your account. It's on your credit representative certificate, or in your aggregator's portal. Support staff don't need a number: ask the broker you work with to invite you from their account.
I can't add a connector in ChatGPT
ChatGPT connects tools like Broker Sense on paid plans with Developer mode turned on (Settings → Apps → Advanced settings). On a Business or Enterprise plan, your workspace admin may need to allow it.
I can't find it in Microsoft 365 Copilot
Your Microsoft 365 admin adds Broker Sense once for the whole firm. The connect page has the email to send them.
I signed in, but my AI tool still can't use it
Sign in with the same email address you used here, then remove the connector and add it again, so your AI tool fetches the current list of tools.
Still stuck?
Email hey@loadingsense.com with the name of your AI tool and a screenshot.
Using Broker Sense
What can I ask?
Ask your assistant the way you'd ask a colleague, for example:
- "Which lenders will look at a self-employed borrower with one year of financials, 80% LVR purchase in VIC?"
- "Who's on the Family Home Guarantee panel, and what's the price cap in regional QLD?"
- "Does Macquarie accept Family Tax Benefit as income?"
- "Cheapest owner-occupied variable P&I at 70–80% LVR?"
- "Company buying a leased warehouse at 65%, four years left on the lease. Plan it before I call the BDM."
- "$150k net rent, $1.5m at 7.5% interest only: does it service, and who'd take it on interest cover?"
- "Anything in my book I should be calling clients about this week?"
Can it plan a deal with me?
Yes. Ask your assistant to plan the deal. Broker Sense lays out:
- whether the loan is regulated credit;
- what credit will focus on and how to address it;
- the lenders that fit, including the ones you deal with most, with their published rules and where you'd need an exception;
- the exact questions to ask each BDM;
- for commercial deals, private credit options if the banks say no.
Mention what the scenario can't show, in your own words: parents guaranteeing, parental leave, a separation, overtime or bonus income, a boarder, a client near retirement, an auction date, or "wants an offset". The plan covers each one.
You get a strategy document, a BDM email, a client update and a document request, ready to send. For home loans there's also "Your loan options", a one-page comparison for your client. It shows each lender's published rate, comparison rate, standard fees and features, with space for your recommendation, and you keep a copy with your best interests duty record.
After the call, tell your assistant what the BDM said. You get a file note. When you submit, you also get a draft recommendation record for your file and draft notes for the lender's assessor, built from the plan and what the BDM agreed. Your firm's next plan for that lender knows what its BDM told you. What your BDMs say stays within your firm.
Does it keep an eye on my settled deals?
When you record an approval, Broker Sense watches that lender for you. It flags:
- a fixed rate coming to an end (tell your assistant the fixed period when you record the approval);
- rate rises on that kind of loan;
- policy changes that matter to the deal;
- the annual review.
Each comes with a client email ready to send. Rate items also come with a rate review request to the lender, citing the best matching rate elsewhere.
Where does the information come from?
From lenders' own published information, official government sources, and what brokers using Broker Sense tell us. Every answer shows its sources and dates. Where a lender doesn't publish something, Broker Sense says so, so you know to check with the lender's BDM.
Is it advice?
No. Broker Sense provides information to help you work faster. You decide what's right for your client, and you should confirm details with the lender before relying on them.
What about my clients' privacy?
Your clients' details stay with you. Broker Sense works only with de-identified scenarios (state, LVR range, income type and so on), and we actively strip client details such as names, contact details, addresses, ID numbers and exact figures before anything is saved, so they never become part of the Sensorium. Please still leave them out: describe the scenario in general terms; your assistant knows how. See our privacy policy.
What are the follow-up emails?
When you work through a tricky scenario with your assistant, Broker Sense may email you later to ask which way you went and what the lender decided. Answering takes one click and helps Broker Sense get better for everyone.
An answer looks wrong. What should I do?
Tell your assistant "flag that answer" and say what's wrong. We'll check it and correct it if needed. You can also email us.
